  1. Mixing Data Types: Never put "Active" and "Sold" in the same pivot table without a filter. Actives have no sold price; use list price as a proxy for ceiling value.
  2. Forgetting Time Adjustments: If your sold comps are from 5 months ago and the market is rising 1% monthly, add a column to multiply the sold price by 1.05 (adjustment factor).
